
This three-storey office development is a project in which architectural ambition demanded equally precise technical execution. Working from the architectural design provided by the appointed architect, Falcon 7 was entrusted with translating the design into a fully realised structural shell, taking the construction from ground level through to the final floor.
The development incorporates approximately 770 m² at first-floor level and 765 m² at second-floor level, with the structure rising through a carefully coordinated sequence of floor and structural levels to an overall apex of approximately +12.5m. The building incorporates a combination of open-plan offices, executive spaces, meeting areas, boardroom facilities, circulation spaces, balconies and vertical circulation elements, creating a substantial and technically demanding commercial structure.
Falcon 7's role focused on the technical construction and structural execution of the development. Our teams worked from the engineer's structural information and architectural documentation to establish accurate setting out and progressively construct the building through each structural level.
The project required careful coordination of reinforced concrete works, reinforcement, formwork and shuttering, masonry and structural interfaces, with dimensional accuracy becoming increasingly critical as construction progressed vertically. The architectural documentation specifically requires the reinforced-concrete setting out and foundation information to be coordinated with the engineer's structural drawings.




A project of this complexity cannot rely solely on conventional construction practices. Falcon 7 employed modern formwork and shuttering techniques to achieve controlled geometry, accurate structural lines and efficient progression between levels. This was particularly important where the structural framework had to accommodate architectural features such as large openings, double-volume spaces, balconies, staircases, lift provisions and specialist façade interfaces.
The building's vertical progression incorporates multiple defined levels, including +2 m, +5 m, +7 m, +9 m, +11 m and +12 m, requiring disciplined setting out and continuous dimensional control throughout construction.
One of the defining characteristics of the project is the relationship between the structural shell and its eventual architectural expression. The elevations incorporate flush-glazed curtain walling, aluminium composite panel cladding, architectural composite beams, glass and steel balustrading and specialist skylight elements. These requirements meant that structural execution had to anticipate and accommodate the architectural finishes that would follow.
This demanded more than simply constructing a shell. It required Falcon 7 to understand how every structural decision would affect the next stage of the building.
The project has now reached a significant milestone with Falcon 7 having delivered the structural shell from ground level through to the final floor. What began as an architectural drawing has been translated into a physical structure rising more than twelve metres above its starting level, ready for the architectural finishes and subsequent stages of development.
