Contemporary Residential Development | Architectural Design

Saligna Clusters is a contemporary residential development conceived around modern family living, privacy and architectural consistency. Falcon 7 Design & Engineering has developed the architectural design, creating a collection of residences that combine strong contemporary forms with practical, generously proportioned living spaces.

The development is characterised by clean geometric volumes, pitched roof forms, large glazed openings and contrasting façade materials. The architectural language uses a combination of rendered surfaces, vertical cladding and carefully framed openings to give the residences a refined contemporary identity while maintaining a cohesive appearance across the development.

Each residence is organised around a generous family living environment. The ground floor incorporates a 28 m² lounge, 21 m² dining area and 17 m² kitchen, supported by an 8 m² scullery, 30 m² lobby and 10 m² entrance hall. The accommodation also includes a 23 m² guest bedroom with a 6 m² ensuite, together with a dedicated maid's room and ensuite.

The upper level creates a more private residential experience, with a 38.962 m² master bedroom, a 10.173 m² ensuite and 10.409 m² balcony. Two additional generously sized bedrooms are provided, measuring approximately 28.669 m² and 34.501 m², with dedicated ensuite facilities and additional balcony spaces.

Architectural & Technical Character

The development has been planned across key levels of, +3 m at first-storey level and +6m at the upper level. The architectural documentation establishes principal building dimensions of approximately 24.485 m by 14.850 m, providing a substantial footprint for the residence.  

Material selection forms an important part of the architectural expression. The specification includes pre-painted galvanised steel Chromadeck wall cladding, fixed to a steel subframe using concealed fasteners, with sealed joints and matching trims. This is combined with porcelain and ceramic tiled internal finishes and natural glitterstone finishes to selected external areas.  

The design also incorporates considered service coordination, including 110 mm PVC ground drainage pipework falling at 1:40 toward the septic tank and soak-away, alongside provisions requiring coordination with structural, electrical and other relevant consultant documentation.
